Business Capital; from your saving or loan?

1. When u have an intention to make business, capital is a must.

2. Now, there are so many sources of capital out there such as borrow from financial institution, borrow from friends, funded by your parents, funded by politicians, sponsored by government agency, take out from your savings and so on.

3. But, this entry will focus type of capital from two sources, borrow or from your savings.

4. The most important things whether you want to use your saving or borrow is to make a business proposal.

5. Your business proposal should at least consists of 6 items:

i) Business Model - You have to be clear what type of product or services that you are trying to offer to your potential client. The more you focus your product/services the more potential client will be yours. As an example, have you been heard McDonalds selling babies product? No, there are focusing only on fast food. Honda only producing a car and motorcycle, they will never fabricating bullet trains. FOCUS! FOCUS! and FOCUS!

ii) Risk - You should done a research, called Project Risk Assessment. You should predict what is the risk of your business by studying the demand of your product, competitors, how long your business could be sustained, what is the factor that effect the sales, what type of promotion/campaign to promote your product/services, is there any premium(corruption) you have to dump (if any). By brainstorming your risk, you can predict your risk. Risk cannot be removed 100% but you can reduce the risk. Hence, by doing 'calculation' of risk, you could expect whether you want to use your saving or borrow from any sources.

iii) Profit - Dont' tell your grandmother story that you can gain profit 1000% after you launch your product/services within 24 hours. Prior to achieve profits, you have to calculate the period to gain back your capital. As an example, let say you you want to setup car accessories shop, you have to target say, for the first quarter of your business you have a target to gain back capital of 10%, second quarter 40% of the capital, and third quarter the remaining 50% of your capital, and fourth quarter you start to gain profit (make sure this figure keep on increasing). Be realistic. Please do research at Internet, data survey, the demands etc.

iv) Potential Client - Generally, there are 2 types of client. Organization, individual or both. As an example, if you want to open restaurant, your customer consists of individual. Means you have thousand of people that will come to your restaurant. Unlike organization, your client is only one or two. Let say you have a construction company. Your client is only the government. Can you expact any individual willing to fund you to build a roads for 200km stretch from your house going back to your village unless the government will fund the projects. You also can get potential customer by both individual and organization. Let say, you have stationery shop, you can sell your stuff to ordinary students as well as to get a contract from government to supply stationery to the government office.

v) After Sales Service - This is how we could increased percentage of returning customer. Let say, you open a workshop, after one week please make a cold call to the customer, ask them is there any problem arise. This activity can make customer feel apriciated by workshop owner. Hence, 90% he/she will consider to sent their car back to the workshop for next service.

vi) Promotions - There are tonnes of method you can consider to promote your products/services. Make sure the promotions parallel to the types of your business and using updated technology. If you planned to open a handphone shop, don't used flyers anymore. It is not working . People will never read it. As an example, introduce member to get member. Let say if the customer bring his/her friends give rebates 50%.  Automatically, you already outsourced your promotion to existing customer. Another tips, dont forget to capture basic details of every customer you have been deal. Once per year give them an email stated that your shop got an anniversary and offering upto 70% discount for returning customer. In this way, you can attract people to spend more and more at your shop.

7. Wrapped up those information in your proposal and give to the expert or people that have an experienced of that business model. Get additional info from them, after you finalized your proposal than you are leading choices of whether to use your saving or borrowing money.

8. If the business categorized very high risk, like low return, less potential client, very hard to get specialist workers, better used your own savings.

9. If the business categorized very low risk, like high return, less competitors, easy to get workers, then you can consider to lend money from Financial Institutions. And please make sure, you should consider your profit can cover the bank interest. If you plan to lend $100k for 10 years, please make your business profited $500k for 10 years.

10. Of course, this exercise should done in a very good manner, don't cheat yourself, and be realistic. Simple formula, high risk business make high profit, low risk business make low profit. It's up to you how to drive your business.

KUALA LUMPUR: Kebanjiran e-mel ‘phishing’ atau berunsur penipuan bertujuan memerangkap pengguna memberikan kata laluan dan nombor keselamatan akaun simpanan didakwa mempunyai kaitan dengan kakitangan syarikat perbankan terbabit.

Presiden Persatuan Pengguna Subang dan Shah Alam (CASSA), Datuk Dr Jacob George, berkata persatuannya menerima banyak aduan berkaitan kehadiran e-mel serta khidmat pesanan ringkas (SMS) seumpama itu yang meminta orang ramai memberikan kata laluan dan nombor keselamatan akaun simpanan mereka.

“Hanya pihak bank mengetahui pengguna mana yang aktif dan mempunyai simpanan banyak. Mereka juga mengetahui e-mel pendeposit dan kerana itu pengguna menerima pelbagai e-mel ‘spam’,” katanya yang percaya maklumat peribadi pengguna dibocorkan ‘orang dalam’.

Menurutnya, dia percaya kakitangan syarikat kewangan tidak menjalankan kegiatan penipuan seumpama itu secara terus sebaliknya menjual maklumat kepada pihak lain.

1. Saya terbaca di Harian Metro berkenaan dengan artikel di atas, sepuluh sen pun saya tidak terkejut.

2. Saya berani mengatakan jika anda ada handphone dan menjadi pelanggan mana-mana bank saya pasti anda pernah mendapat panggilan daripada makhluk-makhluk yang mahu offer pakej percutian, pakej kad diskaun daripada syarikat XYZ, mendapat emel-emel yang minta no akaun, anda menang itu dan ini dan pelbagai lagi taktik untuk memancing duit.

3. Soalnya di sini apa kaitan anda sebagai pelanggan bank dan handphone? Saya sudah mengagak memang ini kerja orang dalam bank yang sanggup membocorkan maklumat-maklumat rahsia pelanggan untuk mendapat keuntungan duniawi semata-mata.

4. Kita sebagai pelanggan bank, selalunya tanpa banyak soal bicara mengganggap orang-orang bank ini amanah dalam menyimpan data-data peribadi kita.

5. Sebaliknya, mereka ini juga yang menjual data-data peribadi pelanggan bank kepada pihak ketiga dan mengaut keuntungan haram hasil penjualan data tersebut.

6. Dewasa ini, pangkalan data atau database adalah nilai yang sangat berharga mengalahkan harga emas. Ini kerana dengan pangkalan data inilah orang boleh buat duit dengan cara menghubungi prospek untuk menawarkan pelbagai produk.

7. Dahulu, orang-orang yang menjalankan perniagaan ini meletak flyers di peti-peti surat rumah kita atau di wiper kereta. Kalau dah satu hari dapat sampai 10 flyers di peti surat siapa mahu lihat, sudah pasti kita akan buang saja dalam tong sampah. Dan saya boleh katan kaedah begini sebenarnya kurang berkesan kerana mereka 'tembak merata' tanpa mengetahui latar belakang prospek, seperti jenis pekerjaan, apakah tahap kewangan, minat mereka, dan juga tiada contact number untuk buat follow-up.

8. Tetapi kini dengan adanya pangkalan data yang lengkap, mereka boleh memilih prospek mana yang akan menjadi pelanggan mereka. Masakan tidak jika orang bank boleh jual semua data-data kita kepada pihak ketiga, mestilah pihak ketiga ini tahu, berapa wang yang kita ada dalam bank, jenis pekerjaan, nombor telefon, alamat rumah, dan semua data-data yang kita masukkan semasa mengisi borang. Bahkan mereka boleh lihat jumlah saman kita dengan nombor kad pengenalan yang boleh diperiksa di laman web Myeg.

9. Pangkalan data ini bukan sahaja dijual oleh orang dalam bank, adik saya yang baru habis SPM pun setiap hari mendapat tawaran belajar di IPTS-IPTS cap ayam yang bersepah-sepah berada di celah-celah rumah kedai. Siapa yang jual pangkalan data ini? Siapa lagi yang simpan data pelajar-pelajar sekolah? Kenapa tiada tawaran belajar kepada ibu dan bapa saya? Tepuk dahi tanyalah hati...

10. Dunia oh dunia, apabila diri menjadi hamba kepada wang.....

Insurance Policy VS Doctor’s Attitude

1. Last week I've been warded at one of the private hospital somewhere in Klang Valley.

2. When my wife went to registration counter to give my medical card (I'm using Takaful Ikhlas Medical Card) to the clerk, my wife saw a list of doctor banned by by insurance company!

3. She asked the clerk what is this? And the clerk said if you consult one of this doctor, some insurance company might not paid the consultation bill. Luckily, my doctor is not in the list.

4. Then after i'm getting better, when my doctor came to do a ward visit, I consult with him about this issue.

5. To be truth, he told me that this is the major issue that some of the doctors abuse their power. These low attitude doctors manipulate the situation as an example where sometimes they do ward visit upto 5 times a day even though 2 times enough already. As you all know when specialist wish you 'good morning' then RM150 already pile into your bill. Some more, he said, when the doctors know you are funded by insurance company, the doctors 'making business' to charge unnecessary charges. So this kind of thing will give a bad reputation to the doctors resulting the insurance company take an aggressive action to banned some of the doctors.

6. Oh my god, I thought this abusing power only happen to the politician or even some engineer also have this attitude like to make over design to gain more profit on consultation fees.

7. Recently, one the top news reported that some doctor have link with syndicate to sell baby! In my mind, the world towards the end. Selagi manusia dinamakan manusia.....

8. So, please guys before you consult your doctor do call insurance company and ask hospital/clinic management to resolve this matter. It is not harmful to ask such an arrogant question because it is your money that you pay every month to the insurance company. But if you pengsan or suffering serious injury how could you ask?

Saving Your Money Can Cause Economy Downturn!

Very weird topic huh?!  Well as you all know start from day 1 we born in the world. Our parents always advise us to save money. The same goes when we enter school, university and it will continue until you sign pension form. Saving..saving...and saving your money.

Circulation of money is a part of economy pulse.

So, what you should do? Means that once you got your wages you have to spend 100%? No, it's not that way. Totally wrong. Now,I'm sure once you got your earnings every month, you already separate some portions for savings right? There are 2 types of savings:

i) Active saving

ii)Passive saving

What is active saving? Active savings is where you put your money in investment fund, saving account provided by bank, in Unit Trust, Amanah Saham, EPF and generally where you put your money in Financial Institutions certified by government agencies. The role of Financial Institution is to invest the money where they create the products such as Personal Loan, Housing Loan, Bond, and etc. Then, the borrower will use the bank's money to increase their money. Let say, the borrower take Personal Loan RM100k for 10 years to run a dobi business. And the borrower will get some profit from the business, and from the profit he/she will buy a house, buy a nasi lemak, service his/her car at the workshop and so on. And his/her money will keep circulating around and around. So, the money from your savings actually is a part of economy activity!


What is passive saving? Passive savings is where you put your money below the pillow, inside your cupboard, 'tabung' and generally where you put your money inside the static fund. This type of savings is not good for company but  only benefit to you maybe when emergency happens. (But nowadays you can use your credit card what?) This type of savings which is good if only you reserve some percentage probably the percentage of passive saving lesser than active savings. But it is bad to economy when people reserve their money too much in passive savings. When too much passive savings you have, the money is not circulating and it is not meaningful to the economy because the economy is not generated. You 'hold' the money means you 'hold' the economy activity. Financial Institution dont get your money, when they dont get your money they cannot create a finance product. When no finance product, people cannot borrow money from bank. When people canot borrow money form bank they cannot run the business because they have no money. When people no money, no activity will generated. When no activity generated the economy will collapse....

So, whether you are doctor, graphic designer, lorry driver, technician, CEO of GLC company, please make sure your active saving is much more than passive savings

Bagaimana Kad Mata Ganjaran Berfungsi?

Saya teramat yakin setiap seorang daripada kita pasti mempunyai reward cards dalam wallet atau handbag masing-masing. Sebagai seorang pengguna mesti anda subscribe kad-kad tersebut disebabkan ingin mendapatkan mata ganjaran dan boleh ditebus untuk mendapatkan hadiah-hadiah tertentu. Antara kad-kad yang aktif di pasaran adalah seperti Bonus Link, Petronas Kad Mesra, TESCO Clubcard dan lain-lain lagi.

Jadi saya jelaskan di sini bagaimana win-win situation ini berlaku antara pemegang kad dan pengeluar kad.

Pemegang Kad

Sebagai pemegang kad, apabila anda melakukan transaksi, pasti ada point-point yang akan terkumpul di mana bila cukup point anda akan tebus mata ganjaran sama ada dalam bentuk barangan ataupun cash back. Lagi banyak anda belanja, lagi banyak point anda akan dapat dan lagi besar hadiah yang anda akan bawa pulang.

Pengeluar Kad

Apabila cashier meleretkan kad anda kepada mesin pengimbas, data-data pembelian anda telah dimasukkan ke dalam database pengeluar kad. Jadi, database pengeluar kad ini sangat penting kerana ianya mengandungi trend dan pola pembelian seperti barang jenis apa anda suka beli, bilakah anda selalunya melakukan pembelian, berapa kali dalam setahun anda beli sesuatu barang, di mana anda selalu beli barang. Jadi kesemua ini dikumpulkan dalam database pengeluar kad dan sama ada dijual kepada third party yang berminat atau pengeluar kad itu sendiri akan memberi segala jenis tawaran diskaun yang kena dengan style dan pola pembelanjaan anda. Sebagai contoh saya suka kepada Tesco Clubcard, kerana setiap bulan mereka akan menghantar kepada saya kupon diskaun dalam bentuk cash back dan juga kupon diskaun terhadap barangan yang saya selalu beli. Jadi, pengeluar kad bukan sahaja dapat mengetahui nama, alamat dan nombor telefon anda tetapi juga apabila mereka melakukan promosi, mereka tidak 'tembak merata'. Kalau saya suka beli barang dapur, tesco akan memberi kupon-kupon diskaun terhadap barangan dapur sahaja. Jadi bila saya dapat kupon diskaun itu, potensi saya untuk menjadi pelanggan ulangan mereka amat tinggi. Yelah siapa taknak beli barang murah, lepas itu kalau saya dah pergi tesco takkan saya datang semata-mata untuk menebus kupon sahaja, dah tentu saya juga akan beli barang-barang lain dan akhirnya saya akan spend melebihi yang sepatutnya :P
